October is a great time to buy while inventory still remains steady, but the big demand rush for back-to-school time has settled. While we are still in a seller's market, October is the start of the slowdown in the market as we approach the holidays. We are here to help you start looking for your next opportunity. Inventory for single-family homes is down 40% in Boulder County and down 49% in the city of Boulder compared to this time last year but down 4% for the county and down 12% for the city from last month. New listings are down 3% for the city and flat for the county from this time last year. Compared to this time last year, months of supply in the county are down 40% at .9 months of supply and down 54% in the city at 1.1 months of supply. Listings are still moving quickly, but the days on the market are starting to increase from the previous 2 months; Boulder County is seeing a 30% decrease in the median days on the market at 33 days and the city is seeing a decrease of 28% from this time last year at 37 median days on market. The median sales price for single-family homes is up 12% for Boulder County and up 18% for the city of Boulder from this time last year, but flat for the county from last month and an 8% decrease from last month. The median price per square foot is up 20% for the county and up 22% for the city from this time last year, but down 3% for the county and flat for the city from this time last month.
